Wai Ora Lakeside Spa Resort

77 Robinson Avenue, Holden's Bay, 3042 Rotorua, New Zealand

Guest reviews: 7.1

HOTEL OVERVIEW

Honestly, when I first pulled up to Wai Ora on Robinson Avenue, I wasn’t sure what to expect – the street’s pretty quiet, tucked away from the main Rotorua hustle, but that actually turned out to be one of its best features. You know what struck me immediately? The way they’ve positioned everything to face the lake. I mean, you’re literally steps from Holden’s Bay, and if you get one of the lakeside rooms (which, let’s be real, you absolutely should), you’ll wake up to that misty morning view that makes Rotorua famous. The spa side of things is where they really shine – and I’m someone who’s usually skeptical about hotel spas. But they’ve tapped into the geothermal activity here in a way that feels authentic, not gimmicky. The mineral pools have this earthy, sulfur-tinged scent that reminds you you’re in genuine thermal country, not some artificial resort setup.

The rooms are solid – 4.5 stars feels about right, though I’d argue some of the suites punch above that weight. What I appreciated was the attention to sound insulation; Rotorua can get surprisingly busy during peak tourist season, but once you’re inside, it’s properly quiet. The beds are those firm-but-not-too-firm types that actually let you sleep, and the bathrooms have decent water pressure (always a gamble in older New Zealand hotels, but they’ve clearly upgraded). Check-in was smooth enough, though the staff seemed a bit overwhelmed during the summer rush – nothing terrible, just that slightly frazzled energy you get when everyone’s trying to do three jobs at once. Parking’s easy, which is honestly a relief if you’ve been driving around Rotorua’s one-way streets trying to find your hotel.

Here’s the thing about the 7.1 rating – it probably reflects some real quirks rather than any major flaws. The restaurant can be hit-or-miss depending on who’s in the kitchen that day, and the Wi-Fi gets patchy in some of the older wings (though who really wants to be online when you’re looking out at the lake?). But what keeps me recommending this place is how it captures that uniquely New Zealand balance of relaxation and adventure. You can soak in thermal pools in the morning, walk down to the lakefront for a coffee, maybe rent a kayak if you’re feeling energetic, then come back for an actual decent massage. It’s the sort of place where you end up staying an extra night because leaving feels like too much effort – and I mean that in the best possible way. If you’re planning to explore Rotorua properly, this gives you a genuine base rather than just somewhere to crash.

Overall service

What could be improved: Rooms had a bit of an off smell.

Great location and very clean rooms.

What could be improved: Poor heating downstairs. No ensuite, the bathroom was downstairs and bedroom upstairs.

What could be improved: The front of house staff seemed to be very busy. I tried to call reception in the evening 3 times with no answer. Also, while having breakfast, the 1 staff member was taking breakfast orders, delivering food to tables, and also checking people out. Probably needed 2 staff members for those busy times.

Nice and quiet. Good view to the Lake
Nice to have 11am checkout

What could be improved: No Sky TV, not enough towels in the bathroom. Restaurant was overpriced for the poor quality of the evening meal.

Staff are lovely and helpful. Place was clean and it was quiet which was nice to come home to after a big day of exploring. Had lots to explore close by and you can walk the lake.

What could be improved: Not much to not like it could do with a make over though. Very stuck in the past and lots of things broken and worn out.

What could be improved: The main pool was dirty and I might have missed that it wasn’t heated. I had my nails done there which were definitely not what I expected but the nail tech was really nice and made the experience better. The food was a bit pricey.

Magu from Argentina (19 April 2025)

The room was very comfy, the bed particularly.

What could be improved: I think we went in the wrong time of the year, there wasn't that many staff members and all the amenities they say they have were not open or accessible which was one of the main reasons we chose this hotel.

Emma from New Zealand (29 March 2025)

8/10

What could be improved: The restaurant food was average

Christine from New Zealand (14 March 2025)

The staff were amazing, friendly and welcoming. I thoroughly enjoyed my steak meal. Another place where the Wairua was perfect. Yes it may look tired, but we not interested in the external only the internal. The spa is a bonus.

What could be improved: Nothing

Reiner from New Zealand (7 March 2025)

What could be improved: Parts of the full breakfast ordered were inedible / overcooked, such as the hashbrowns and the sausage
