Treetops Lodge & Estate
You know that feeling when you stumble onto something spectacular that somehow hasn’t been completely overrun by tourists yet? That’s Treetops Lodge & Estate, tucked away on Kearoa Road in the Horohoro region – and honestly, I’m almost hesitant to write about it because it feels like sharing a secret.
The drive out there is part of the experience, actually. You’re winding through proper New Zealand countryside, past sheep paddocks and those rolling green hills that look almost too perfect to be real, and then suddenly you’re pulling up this gravel drive that feels like it leads to nowhere. But then – wow. The lodge sits perched above Lake Rotorua with views that’ll make you forget whatever you were stressed about back home. I mean, we’re talking unobstructed water views with those misty mornings that make the whole lake look like it’s breathing. The building itself has this organic, almost tree-house vibe (hence the name, I suppose) – lots of natural timber and floor-to-ceiling windows that basically eliminate the barrier between inside and out.
What really gets me about this place is how they’ve managed to nail that luxury-in-nature balance without feeling pretentious about it. The suites are genuinely spacious – not just “hotel spacious” but actually roomy, with those deep soaking tubs positioned right by the windows so you can soak while watching the lake. The staff seems to genuinely care about what you’re up to rather than just going through hospitality motions, and they know the area well enough to steer you toward the good hiking trails (the one down to the lake is steep but doable) or the local spots that aren’t in every guidebook. Parking’s easy, by the way – none of that cramped hotel lot nonsense. The restaurant sources a lot locally, which you can actually taste, and their wine list leans heavily into New Zealand bottles you probably haven’t tried yet. Fair warning though: dinner reservations book up, especially during the shoulder seasons when the weather’s perfect but the crowds haven’t hit yet. The only minor gripe I’d have is that the WiFi can be a bit spotty in some rooms – though honestly, that might be a feature not a bug depending on what you’re looking for. There’s something about waking up to those lake views with the morning mist rolling across the water that makes you forget about checking emails anyway. If you’re planning to visit, spring through early autumn is obviously prime time, but I’ve heard winter has its own moody charm – all dramatic skies and cozy fires.

A beautiful piece of land with an impressive lodge. The room was very nice and spacious. Great hikes/walks on your doorstep. The staff were very friendly and helpful. What could be improved: The style of food for dinner is a bit dated but I think that is in keeping with the style of the Lodge. The breakfast was very good though. Overall it's a...

This place is phenomenal. The food is great, the staff is so attentive and work so hard to make things personally special for the guests. Plus the property is unreal - so many trails to explore, a beautiful water fall exclusive to the property, I only wish we'd stayed longer! What could be improved: I would recommend staying here to stay on...

I was expecting the surroundings to be wonderful, deep in the New Zealand Bush, and Treetops certainly didn't disappoint. I felt as if I were miles from civilisation despite the attractions (?) of Rotorua being not very far away and so easily accessible. I don't think that the pictures did justice to the hotel itself. Everything was...

The lodge looked a little tired and in need of some maintenance and updating. That said, this is a minor comment, as we loved our stay there and would return.
