BIG4 Sawtell Beach Holiday Park

HOTEL OVERVIEW
Look, I’ll be honest – when I first pulled up to BIG4 Sawtell Beach Holiday Park on Lyons Road, I wasn’t expecting much from a 3-star holiday park. But you know what? Sometimes the best places are the ones that surprise you without trying too hard. This spot sits just back from Sawtell Beach (we’re talking maybe a 3-minute walk through the dunes), and there’s something genuinely relaxed about the whole setup that bigger resorts just can’t fake. The cabins are scattered around with enough space that you’re not hearing your neighbor’s TV through paper-thin walls, and honestly, the whole place has this lived-in feeling – like it’s been here forever and knows exactly what it’s doing.
What really gets me about this place is how it manages to feel both family-friendly and peaceful at the same time, which is actually pretty rare. The kids can run around the playground area without bothering anyone, while the adults can sit back with a beer and actually hear themselves think. I mean, you’ll get some noise during school holidays – that’s just the reality of any decent family spot along this stretch of coast – but most of the time it strikes this perfect balance. The facilities are clean without being sterile (you know those places that smell too much like disinfectant?), and the staff seem to actually live in the area rather than being backpackers just passing through. They’ll tell you which end of the beach is better for swimming depending on the swell, or where to grab the best fish and chips in town – Sawtell’s main strip is literally a 5-minute drive, and trust me, the coffee scene there punches well above its weight for a town this size.
Here’s the thing that sealed it for me though – the whole setup just works without any fuss. Check-in was straightforward, parking’s right outside your cabin (no dragging luggage across massive complexes), and when you wake up in the morning, you can hear the ocean but you’re not getting sand blasted by coastal winds. The beach access through the dunes feels almost private, especially if you head out early before the day-trippers arrive from Coffs Harbour. Sure, it’s not going to win any design awards, and the WiFi can be a bit patchy in some cabins, but sometimes that’s exactly what you need. With an 8.9 rating, it’s clearly doing something right – and after staying here, I get why people keep coming back year after year. It’s one of those places that doesn’t oversell itself but delivers exactly what it promises: a proper beach holiday without the pretense or the massive price tag.

We stayed in a cabin, which had a kitchen, lounge, dining area and one double bedroom, with an ensuite. Everything was very spacious and light filled. The bathroom was a great size, with a very large shower and plenty of hot water. Kathryn from Australia (February 15, 2025)
The location was beautiful. Very serene. Everything was within walking distance. The main street was pretty with big trees to sit under and soak up the atmosphere. What could be improved: Better communication about pool use. Even though it's open to 5 on some days there's very little room to use it, due to swimming lessons and squad training. Add...
