You know what struck me first about Bay 10? It’s actually right there on Lincoln Highway, which sounds busier than it is – I mean, Port Lincoln isn’t exactly Sydney, so the traffic noise is pretty minimal. The building itself has this modern, clean-lined look that honestly fits the coastal vibe without trying too hard to be all nautical-themed like some places around here.

The suites are where this place really shines, and I’m not just saying that because of the 4-star rating. These are proper apartments, not just hotel rooms with a mini-fridge shoved in the corner. Full kitchens with decent appliances (the dishwasher actually works, which is more than I can say for my last Airbnb), separate living areas where you can actually spread out, and – this is key if you’re staying more than a couple nights – proper wardrobes and storage space. The furnishings feel contemporary without being cold, sort of that Scandinavian-inspired look that’s everywhere now but done well. What I really appreciated was the attention to lighting – there are enough lamps and fixtures that you’re not squinting to read at night, which sounds basic but you’d be surprised how many places get this wrong.

Location-wise, you’re maybe a five-minute walk to the marina precinct, which is honestly where you’ll spend most of your time anyway if you’re here for the seafood and boat tours. The main shopping strip is close enough that you won’t need to drive everywhere, but far enough that you’re not dealing with weekend crowds right outside your window. Parking is included – and it’s actually undercover, which matters more than you’d think when the Eyre Peninsula wind kicks up. Check-in was smooth, staff seemed to actually know the area well enough to give decent restaurant recommendations (they steered me toward a great little place down near the wharf that I never would have found otherwise). The 8.7 rating makes sense once you’ve stayed here – it’s not trying to be luxury, but everything just works the way it should. Honestly, if you’re planning to use Port Lincoln as a base for exploring the peninsula or you’re here for business and need somewhere that feels more like a temporary home than a hotel room, Bay 10 delivers without any of the pretentious nonsense you sometimes get at places trying too hard to impress.

Location was great- loved the yard overlooking the Bay. Stayed for 3 nights- good system for check in as staff not always on site.

Parking was tight but doable and we were grateful to be able to park off the street.

What could be improved: In the single bed room the traffic noise was audible and noticeable, especially when trucks went past. Although we had a view of the sea it was obscured by the building in front.

Plenty of room for a family of 4. Main room has no window which along with the comfortable bed gave us such a great sleep every night.

What could be improved: Nothing to fault here - maybe just a couple more bowls, plates, cutlery provided than guests in the room for when you need to utilise a couple during cooking would be about all I could suggest.
