Look, I’ve stayed at a lot of places around Lake Mulwala over the years, and Kennedy Holiday Villas on Corowa Road honestly surprised me. You know what I mean when you pull up somewhere and immediately think “oh, this is actually nice”? That was my first reaction here. The villas sit back from the road enough that you don’t get the traffic noise – which, let’s be real, Corowa Road can get busy during ski season when everyone’s heading to the lake. The parking situation is refreshingly straightforward too, none of that cramped resort nonsense where you’re circling around looking for a spot.

What really sets this place apart is how they’ve managed to feel upscale without being stuffy about it. I mean, it’s got that 4-star polish – the kind where everything actually works and looks like someone cares about maintenance – but the staff don’t make you feel like you need to whisper or dress up for breakfast. The villas themselves are spacious in a way that makes sense; whoever designed these actually thought about how people use space when they’re on holiday. You’ve got room to spread out your stuff, the kitchens are properly equipped (not just a mini-fridge and a prayer), and honestly, the beds are the kind you actually sleep well in. I stayed during one of those crazy hot February weeks, and the air conditioning didn’t struggle at all – which if you know this area in summer, you know that’s not always a given.

The location is sort of perfect if you ask me. You’re literally a few minutes from the lake, but far enough up Corowa Road that you’re not dealing with the weekend boat-launching chaos down at the foreshore. There’s something nice about being able to walk down to the water in the morning when it’s still quiet, then retreat back to your villa when the jet ski crowd arrives around noon. Plus – and this might sound silly but it matters – you can actually get decent coffee nearby. That little café strip isn’t far, and if you’re planning day trips, you’re perfectly positioned for Yarrawonga, Corowa, even Rutherglen if you’re into the wine thing. The whole Murray River region kind of opens up from here without feeling like you’re constantly in the car. I guess what I’m saying is, it hits that sweet spot between being close to everything but not right in the middle of tourist central. After a few days here, you start to understand why it’s got such good ratings – it’s the kind of place that just works, you know?
