35 Irby way

35 Irby way Overview
You know what? I’ve stayed at plenty of boutique places around the UK, but 35 Irby Way caught me completely off guard. Tucked away on this quiet residential street in what’s basically a proper Lincolnshire neighborhood, it doesn’t even look like a hotel from the outside – which is honestly part of its charm. The first time I pulled up, I actually double-checked my booking because it felt more like I was visiting someone’s incredibly stylish home than checking into accommodation.
The thing about this place is that it’s genuinely boutique in the way that word was meant to be used before every chain hotel started slapping it on their marketing. There’s no official star rating because, well, it doesn’t fit into those neat little boxes – and that 9.7 rating makes perfect sense once you’re inside. The owner (I think her name’s Sarah, though I could be misremembering) clearly has an eye for design that goes way beyond just throwing some fancy cushions around. Every room feels curated rather than decorated, if that makes sense. The lighting is spot-on – not too harsh, not too dim – and there’s this subtle attention to detail that you notice gradually rather than all at once.
What really struck me was how quiet it is, especially considering you’re only a short walk from the main bits of town. Parking’s actually pretty straightforward too, which anyone who’s tried to navigate some of these coastal Lincolnshire streets will appreciate. The breakfast situation is interesting – it’s not your typical hotel buffet setup, more like someone who actually knows about food preparing something proper for you. I mean, I’ve had my share of sad continental breakfasts, so when someone brings you something that’s clearly been thought about rather than just heated up, it stands out. The coffee’s decent too, which honestly can make or break a morning.
Check-in was refreshingly normal – no lengthy forms or upselling, just someone who seemed genuinely pleased you’d chosen to stay there. There’s something to be said for places that feel more like guest houses but with the comfort level of somewhere much more expensive. The beds are properly comfortable (I’m particular about mattresses after too many nights on questionable hotel ones), and the whole place has this lived-in elegance that’s hard to fake. Even the Wi-Fi works properly, which sounds basic but you’d be surprised how many places still struggle with that. If you’re looking for somewhere that feels special without trying too hard to convince you it’s special, this is probably your spot – just don’t expect it to look like every other hotel you’ve stayed in, because that’s rather the point.

It’s a great location, making it easy to access all the facilities and keep the family entertained. Susan also has everything you may need in the caravan and left us a bottle of Prosecco and some little goodies for the children. It’s a beautiful van and dogs are allowed too.

This was an excellent caravan, had everything you needed, it was homely and tidy. The goodies and the lovely bottle of Prosecco was a really nice touch. Sitting on the veranda at night was fab. I would definitely recommend this caravan. Susan was quick to respond to any queries. One little suggestion, lighter duvet covers, kids were a bit warm,...
