Sometimes you get pleasantly surprised. This place actually sits in one of those sweet spots where you’re close enough to Paihia’s main strip (maybe a 10-minute walk to the wharf) but far enough away that you’re not dealing with drunk backpackers stumbling around at 2am.
The real selling point here – and I mean this literally changed my whole impression – is that you can actually hear Haruru Falls from some of the rooms. Not like a thundering roar or anything, but this gentle background sound that’s honestly better than any white noise machine. The falls are literally right there, which most people don’t realize until they arrive. I spent way too much time just walking around the property in the evening because the whole area has this peaceful vibe that’s hard to find in the Bay of Islands these days. The conference centre part might sound corporate and boring, but it actually means they’ve got their act together – decent WiFi, proper coffee setup, rooms that don’t feel like they haven’t been updated since 1987.
Here’s what I really appreciated: the parking is actually adequate (anyone who’s tried to park in central Paihia will understand why this matters), and they’ve got that practical Kiwi approach to hospitality. No fancy marble lobbies or pretentious nonsense, just clean rooms with everything you need and staff who actually know the area. The woman at reception gave me better directions to some of the lesser-known beaches than any guidebook I’d read. Sure, it’s not going to blow your mind with luxury – I mean, we’re talking 4 stars, not 5 – but for the location and the price point, it delivers on what it promises. The 7.9 rating feels about right; it’s solidly good without being spectacular. Perfect if you want to explore the Bay of Islands without paying resort prices or dealing with resort crowds, and honestly, falling asleep to the sound of a waterfall in New Zealand is worth putting up with slightly dated bathroom fixtures.

You need to know what to expect - this is informal, relaxed, slightly tired but clean and efficiently-run budget accomodation, in an amazing place - not a 5 star motel.

Enjoyed my stay here. I needed a space to chill & and rejuvenate if this is what you're looking for, this is the perfect place . Motel is right beside the water & close to Haruru Falls in the Bay of Islands

The washroom is not in good condition, particularly the water faucet, which only dispenses hot water, making it inconvenient for use. Additionally, without air conditioning, the temperature remains uncomfortably high until 9 PM, further adding to the discomfort.

The location was excellent, right by the river and the falls. It was very convenient for the shuttle to Waiangi as we were there just before Waitangi Day, so the roads were closed into the Treaty Grounds. We didn't use the pool, but it looked lovely. There was an outdoor area for barbecues and eating. The beds were comfortable, and we had a lovely...

Great location on the river, only a short walk to Haruru falls and other walks in the area. Nice large room with everything you need, a pool is available, also only a short drive to beautiful Paihia beach.
