Look, I’ll be straight with you about Eagle Heights Holiday Units – it’s one of those places that doesn’t try to be something it’s not, and honestly, that’s exactly what makes it work. When you pull up to 12 Yule Street, you’re not going to be blown away by some fancy lobby with marble floors, but you know what? You’re also not going to feel like you’re staying in some cookie-cutter chain where every room looks identical.

The location is actually pretty clever if you know Eden at all. Yule Street puts you close enough to the water that you can smell it (especially on those humid summer mornings), but you’re tucked away from the main tourist drag where things can get a bit hectic during whale watching season. I mean, you’re still walking distance to Snug Cove – maybe five minutes if you don’t mind a gentle slope – but the street itself stays surprisingly quiet. The units themselves have that comfortable, lived-in feel that you either love or you don’t. Think clean but not sterile, functional but with enough character that you remember where you put your keys. The kitchenettes are actually useful, not just decorative, which matters when you’ve bought too much fresh fish from the Eden Fishermen’s Club and need somewhere to cook it properly. Parking is straightforward (no hunting for spots or feeding meters), and the staff seem to actually live in the area – they’ll tell you things like which mornings the bakery runs out of meat pies or when the best time to hit the wharf is.

What surprised me most was how the 8.3 rating actually feels about right. It’s not trying to be a luxury resort, but everything works the way it should, the beds are comfortable enough that you’re not thinking about them, and there’s something to be said for a place where you can leave your windows open at night without worrying about noise. The surrounding streets have that small-town vibe where people still wave from their front yards, and you’re close enough to everything that matters – the lake, the bay, decent coffee – without being right on top of it. I’d say it hits that sweet spot for people who want to stay somewhere real rather than somewhere designed by a committee to look impressive in photos. Plus, and this might sound weird, but the morning light in these units is really nice – something about the way they’re positioned catches the early sun without being too bright.

Great view from all windows. Well equipped apartment. Good swimming pool.

What could be improved: The property was located at the top of a steep hill and it was quite a walk up and down to the town centre or beach so we used the car.
We were in apartment 7 which had the best views but was very windy in the afternoon.
There were very limited options for dinner so we had a takeaway.

Enough room and everything we needed for a family of four. Self check in and check out was super easy. Unit was clean and comfortable. Lovely view down to the water.

What could be improved: Bathroom blind has some spots that don’t fully close so would have felt more comfortable with a blind that fully shuts.

Big enough for a couple, lovely location, self contained. King size bed. Great views of the bay, both from the unit and at the communal bbq area.

Amazing location with a great view of the bay. The unit is perfect for families, with a washing machine, fridge and dishwasher. Spacious living room and comfortable beds. The swimming pool was great

Nice little unit with amazing views. The pool and bbq area was great with more great views. Kitchen had everything we needed.

What could be improved: The unit needed a bit of maintenance inside and outside. The step at the front door was a bit awkward to use as the first step was quite high.
