Look, I’ll be honest – when I first pulled up to BIG4 Perth Midland Tourist Park on Toodyay Road, I wasn’t expecting much. It’s one of those places that looks pretty standard from the street, but you know what? Sometimes the best spots are the ones that don’t try too hard to impress you right off the bat.
What actually won me over was how genuine the whole operation feels. The staff at check-in knew their stuff – not just the scripted answers, but real local knowledge about getting around Middle Swan and the best times to hit the Swan Valley wineries (early afternoon, by the way, before the tour buses arrive). The grounds are surprisingly spacious once you get past the entrance, with these massive trees that I swear must be older than the suburb itself. During the day you can hear kids playing in the pool area, but it dies down pretty reasonably in the evenings – I mean, it’s a family park, so you’re not getting dead silence, but it’s not chaotic either.
The cabins are clean and functional without being fancy, which honestly works better than those over-designed places that look great in photos but have nowhere to put your suitcase. There’s something refreshing about a place that knows exactly what it is. The amenities are solid – the camp kitchen actually has decent equipment (I’ve stayed at places where the can opener doesn’t work), and the bathroom facilities are kept up properly. What really sold me though was the location. You’re technically in Middle Swan, which sounds like nowhere if you don’t know Perth, but it’s actually this sweet spot where you can get to the city in about twenty minutes, hit Caversham Wildlife Park down the road, or duck into the Swan Valley for wine tasting without dealing with the crowds staying closer to the vineyards. The parking situation is straightforward – no weird narrow spaces or confusing layouts that leave you walking half a kilometer with your bags.
I stayed during shoulder season in autumn, and the place had this relaxed vibe where families were around but not overwhelming the facilities. The owners clearly put effort into maintenance – you can tell when a place is actually cared for versus just cleaned. Even small things like the outdoor seating areas being properly positioned to catch the afternoon breeze, or having enough hot water even when the park’s busy. It’s the kind of spot that works whether you’re passing through on a road trip up to the Avon Valley or using it as a base to explore Perth without paying city accommodation prices. That 8.4 rating makes sense to me – it’s not trying to be luxury, but it delivers consistently on what matters most when you just want a comfortable, honest place to stay.

Convenient location. Well equipped common kitchen and the private bathroom.

Inconsiderate guest uses the chair meant for the room, smoke and talked loudly. Causing the shut of window.

The cabin was clean and tidy. It was a great place to stop as we had a wedding to attend that evening. Everything appeared to be supplied. Would stay again.

The parking space was so small we had to alight the vehicle prior to parking. We didn’t have a large vehicle if we had a bigger car or a 4wd it would have been an issue.

A great little find just ten minutes from the airport and five minutes from Midland Gate Mall. The single room is a good size for one person and the shower room is a good size too. The fridge and kettle are just what is needed and the access to a communal kitchen and bbq is a real bonus.

The size of the interconnecting rooms. It worked perfectly and was comfortable. What could be improved: WIFI was non existent! This is poor form from such a large organisation. To hotspot your phone just to watch Netflix or another local channel is totally unacceptable. To find out that this is a common issue that management are aware of for some...
