Look, I’ll be honest – when someone says “holiday park,” I usually picture cramped caravan sites with questionable facilities. But BIG4 Middleton Beach completely flipped that expectation on its head. The moment you drive down Flinders Parade (which, by the way, runs right along the coastline), you realize this place actually gets prime real estate. I mean, you’re literally a two-minute walk from Middleton Beach, and if you know Albany at all, you know that’s the sheltered swimming beach – the one where locals actually take their kids because it doesn’t get those gnarly Southern Ocean swells that pummel the main beaches.
What really struck me was how they’ve managed to make a holiday park feel almost resort-like without losing that relaxed, unpretentious vibe Albany does so well. The accommodation options are genuinely varied – we stayed in one of their newer cabins and honestly, it was better appointed than some boutique hotels I’ve paid twice as much for. The kitchen actually had sharp knives (travelers will know why that matters), and the beds weren’t those rock-hard mattresses you usually get in park accommodation. You can hear the ocean from most spots on the property, which is pretty magical for falling asleep, though it does mean you’ll catch some wind noise during Albany’s notorious winter storms. The facilities are where this place really shines – the pool area feels more like something you’d find at a mid-range resort, and the camp kitchen is massive and actually clean, which… well, anyone who’s stayed at holiday parks knows that’s not always a given.
Here’s what I really appreciated: the staff seem to actually live in Albany and know the area. When we asked about good fishing spots, the guy at reception didn’t just hand us a brochure – he drew a little map showing us exactly where to park near the Gap (about 15 minutes drive) and warned us about the king wave dangers. The location puts you right in the sweet spot for exploring Albany’s best bits – you can walk to the National Anzac Centre in about 20 minutes if you don’t mind a decent uphill stretch, or drive to the Historic Whaling Station in five. Plus, being on Middleton Beach means you’re away from the main tourist strip around York Street, so it’s quieter, but you’re still close enough to walk to Dylans on the Terrace for dinner (do that, by the way – their seafood is incredible). The only real downside is that during school holidays, particularly January, it gets pretty full and you’ll hear kids enjoying the pool until the evening quiet hours kick in. But honestly, that’s part of the charm – it’s a proper family-friendly spot that doesn’t try to be something it’s not.

The location was my main criteria. Loved the direct beach access. The Villa was very spacious and well appointed. Loved the patio too.
