So I’ll be honest – when I first pulled up to Benalla Tourist Park on Sydney Road, I wasn’t expecting much from a 3-star place. But you know what? Sometimes those assumptions bite you in the ass, because this spot actually surprised me in all the right ways. The whole setup sits right there on the main drag into town, which sounds like it’d be noisy, but honestly the traffic dies down pretty early and you’re close enough to everything that matters without being stuck in some random industrial area.

What really got me was how the staff just… knew their stuff. I mean, the woman at check-in didn’t just hand me keys and point vaguely toward my cabin – she actually walked me through where the good coffee was in town (spoiler: it’s not the servo on the corner), mentioned that the lake’s about a five-minute drive if I wanted to catch the sunrise, and warned me that the shower pressure takes about thirty seconds to really kick in. Those little details that you only get when people actually give a damn about the place they’re running. The grounds themselves are pretty well-maintained too – not fancy manicured gardens or anything, but clean pathways and you can tell someone’s actually looking after the landscaping instead of just letting it go wild.

The accommodation itself hits that sweet spot between basic and comfortable. My cabin had this slightly retro vibe (think 80s wood paneling that’s actually charming instead of dated), decent-sized fridge, and yeah, that shower pressure thing was spot-on – but once it got going, the water stayed hot as long as I needed it. Air conditioning worked without sounding like a freight train, which is more than I can say for some places I’ve stayed. What I really appreciated was the little covered area outside each unit – perfect for sitting with a beer in the evening when the day finally starts cooling off. The whole park gets this nice quiet feeling around dinner time, just the sound of people chatting and maybe some music drifting from the permanent residents’ section (because yes, there are some long-termers here, but they keep to themselves and honestly add to the community feel rather than making it weird).

Location-wise, you’re maybe ten minutes walk to the main shopping strip, fifteen to the botanical gardens if you’re into that sort of thing. Parking’s never an issue – actually, I don’t think I saw the place even close to full capacity, which means you’re not fighting for spots or dealing with that cramped caravan park feeling. The train station’s close enough that you can hear the occasional freight train rumble through, but it’s not disruptive unless you’re the type who wakes up if a mouse farts three rooms over. Overall, it’s one of those places that just works – nothing flashy, but solid value and run by people who seem to understand that travelers want clean, comfortable, and straightforward without paying resort prices for the privilege.

We were late and had to get the poor host out of the pool to let us in (it was after hours and 42 degrees).

The cabin was lovely and clean with comfy beds, great aircon, and everything we needed for a great price.

The shower and bathroom. The beds were comfortable. Easy access late arrival instructions. Had the kitchen facilities that we required.

What could be improved: Quilt too thick for summer. Would be great in winter.

Everything was good until the whole park lost power.

What could be improved: No power from 5.30pm till near midnight. I think you need to invest in a generator as the heat in the cabins were ridiculous.

Excellent for the price which was great value. There was more space than the motels I was looking which was my main reason for booking.

What could be improved: WiFi was okay for normal use but not good enough to run a Zoom meeting.
