I mean, it’s in Mangerton, which is basically the middle of nowhere near Newcastleton (and honestly, that’s exactly why it works so well). The whole setup feels more like stumbling onto someone’s well-kept secret than checking into a standard hotel.
The location is properly remote – you’re looking at about a 10-minute drive from Newcastleton village center, which itself is hardly a bustling metropolis. But that isolation is the whole point, really. You’ve got the Liddel Water running right past the property (hence the “riverview” bit, though it’s more of a babbling burn than what most people picture as a river), and on quiet evenings you can actually hear it from your accommodation. The lack of an official star rating makes sense when you see the place – it’s doing its own thing entirely, mixing traditional Scottish hospitality with this sort of boutique approach that feels refreshingly unforced. Check-in was relaxed, no corporate nonsense, just proper conversation about the area and genuine recommendations for walks.
What really sets it apart is how they’ve managed to create something that feels both rustic and refined without trying too hard. The accommodations vary quite a bit – some are more cabin-like, others feel almost glamping-adjacent – but they’re all thoughtfully done with local materials and that sort of understated comfort that works better than flashy amenities. Parking is never an issue (honestly, you could probably park a coach and no one would blink), and the grounds have this rambling, organic feel that suggests they’ve worked with the landscape rather than bulldozing it into submission.
The 9.2 rating doesn’t surprise me at all – it’s the kind of place that either completely clicks with you or leaves you wondering what the fuss is about. For me, it clicked hard. You’re properly in the Borders here, with serious walking country in every direction, and the staff actually know the footpaths and cycle routes rather than just pointing you toward generic tourist leaflets. The silence at night is almost startling if you’re used to city life, broken only by the occasional sheep or that constant gentle murmur of the water. It’s the sort of place where you find yourself staying an extra night just because leaving feels premature, you know? Not fancy in any conventional sense, but absolutely spot-on for what it’s trying to be.
