The thing that struck me immediately was how… well, boutique it actually feels. I mean, there’s no fancy star rating or corporate branding plastered everywhere, which honestly makes it more charming. The owners clearly put thought into every detail – from the way the cherry tree (yes, there’s an actual one) frames the entrance to the surprisingly sophisticated interior touches that you definitely don’t expect from a holiday park setting.
What really sold me though was the combination of privacy and accessibility. You’re far enough from the main holiday park action that you won’t have kids running past your window at 7 AM, but close enough that if you want to use the park facilities, they’re right there. The parking situation is actually brilliant – no circling around looking for a spot like you get in central Great Yarmouth. And honestly, the peace and quiet surprised me. Evenings are genuinely tranquil, with just the sound of wind through the trees and maybe some distant conversation from other guests. The accommodation itself feels more like a well-appointed home than a typical holiday rental. Everything works properly (you know how rare that is?), the heating responds when you adjust it, and there’s actual counter space in the kitchen – small things that make a huge difference when you’re staying more than a night or two.
Here’s what I think makes this place special though – it’s perfectly positioned for exploring Norfolk without feeling like you’re staying in a tourist trap. Belton itself is this lovely little village that most people drive through without stopping, but there’s something to be said for being based somewhere that locals actually live. You’re close enough to hit the Norfolk Broads, Great Yarmouth’s seafront, or even venture toward Norwich, but you come back to something that feels like a retreat rather than just another place to crash. The owners clearly understand hospitality too – check-in was smooth, they actually answer when you call, and they’ve anticipated the little things guests need without being intrusive about it. I’ve stayed in plenty of places with official ratings that couldn’t manage that balance. If you’re looking for something that feels both polished and authentic, somewhere you can actually relax rather than just exist between activities, this place delivers in ways that surprised me. It’s not trying to be everything to everyone, which is exactly why it works so well.

The people made it so homely! We have autistic children, so getting away can be a challenge. There were children's bedding, colouring pencils, and cuddly toys. There are lots of other home to home things. Made me want to cry the thought that went into it and how easily my autistic kids took to it! Thank you so much
