Cosy Holiday Home at Seton Sands near Edinburgh and North Berwick

Cosy Holiday Home at Seton Sands near Edinburgh and North Berwick Overview
Look, I’ll be honest – when I first pulled up to 14 Forth View, I wasn’t entirely sure what to expect from a place calling itself a “cosy holiday home” rather than a proper hotel. But you know what? Sometimes the best finds are the ones that don’t fit into neat categories. This little gem sits right on Seton Sands, and I mean *right* on it – you can literally hear the waves from your window, which is either incredibly soothing or mildly annoying depending on how deep a sleeper you are (I loved it, actually).
The thing about this stretch of East Lothian coast is that it’s close enough to Edinburgh that you could easily pop into the city for dinner – it’s maybe a 25-minute drive on a good day – but far enough out that you feel like you’ve properly escaped. Port Seton itself is one of those working coastal villages that hasn’t been completely scrubbed clean for tourists yet, which I appreciate. There’s still a proper fish and chips shop down the road, and the local pub has that slightly sticky-floor authenticity you can’t fake. The owner actually grew up in the area, and it shows in all those little touches – they know which morning the tide pools are best for kids, where to park during the summer festivals in North Berwick (just ten minutes east), and honestly, their recommendations for hiking along the coastal path were spot-on.
What really won me over, though, was how thoughtfully everything’s been done. The place sleeps about six people comfortably, and each room feels like someone actually considered how you’d live in the space, not just sleep in it. There’s a proper kitchen where you can make a decent breakfast, which matters when you’re planning long days exploring the Bass Rock or tramping around Tantallon Castle. The sitting room has those big windows facing the Forth, and on clear days – well, the view stretches all the way across to Fife. I spent more time than I’d care to admit just watching the light change on the water. Parking’s never an issue, which anyone who’s tried to navigate North Berwick during festival season will appreciate. The check-in was refreshingly straightforward too – none of that awkward hovering around a reception desk, just practical keys and genuine local advice. Sure, it’s not going to have the polished anonymity of a chain hotel, but that 9.9 rating didn’t appear out of nowhere. Sometimes you stumble across places that just get the balance right between comfort and character, and this is definitely one of them.
Each resort village provides a unique blend of privacy and community, where guests enjoy villa-style accommodations while having access to shared amenities and social experiences.
