But this place actually surprised me in the best way possible. It’s tucked away on Morningside Drive, which is perfect because you’re close enough to hear the sea (seriously, crack your window at night) but far enough from the main Skegness madness that you can actually get some sleep. The whole “boutique hotel without official star rating” thing makes sense once you’re there – it’s got this quirky, almost residential feel that’s way more interesting than your standard seaside chain hotel.
What really gets me about this place is how they’ve managed to nail that sweet spot between being polished and feeling authentic. I mean, Skegness isn’t exactly known for subtle luxury, but somehow they’ve pulled it off here. The rooms have this understated comfort thing going on – nothing flashy, but everything just works. Good shower pressure (thank god), decent WiFi, and honestly some of the most comfortable beds I’ve slept in along this stretch of the Lincolnshire coast. You know what really impressed me though? The little details. Fresh milk in the mini-fridge, proper coffee setup, and windows that actually open properly – sounds basic, but you’d be amazed how many places get this stuff wrong. The staff genuinely seem to care too, which is refreshing. Check-in was smooth, parking’s straightforward (no wrestling for spots like at some of the bigger resort complexes), and when I had a question about local restaurants, the person at reception actually gave me useful recommendations instead of just pushing the hotel restaurant.
The location is honestly perfect if you want to experience Skegness without being right in the thick of it. You’re maybe a ten-minute walk to the main beach and pier area, but you can also easily explore some of the quieter parts of the coast that most visitors miss entirely. Gibraltar Point Nature Reserve is practically on your doorstep – great for morning walks if you’re into that sort of thing. And here’s something I really appreciated: this area doesn’t get completely overrun during school holidays like the town center does. Sure, it’s busier in summer, but it maintains this more relaxed vibe year-round. The 9.8 rating honestly makes sense once you’ve stayed there – it’s not trying to be something it’s not, but what it does, it does really well. It’s the kind of place where you might actually extend your stay an extra night just because you’re genuinely comfortable, which is pretty rare for seaside accommodation in my experience.

Clean and surprised to find so many extras eg air fryer , beautiful bedding and every possible kitchen appliance.It was a very comfortable van .We had a slight problem with a toilet flushing continuously and the owners arrived very quickly to fix it .very impressed.
